Subject: General Update
First, I want to apologize for the lack of communication
lately. We have many things going on in our subdivision and
I am overdue with an update.
Our project teams are working and planning to improve our
neighborhood surroundings while our Board focuses on other
issues. The task is large and somewhat complex so we do ask
for patience as we lay out a 3-5 year plan for dealing with
our Shared Amenities (ShAB team) and our Common areas (CAB
team). Here's what happening as we speak.
ShAB team (Shared Amenities Beautification Team): This team
has been meeting for several months and has gathered quotes
on numerous tasks/repairs as it relates to our
clubhouse/pool area. Here are a few of the tasks on the
list some of which will be completed in the 4th qtr of 2008:

General
maintenance of the clubhouse/pool area grounds - huge
project

New windows
- high priority
-
New siding -
this team has determined that the siding used on the
clubhouse is possibly considered defective and might be
replaced at no cost..

Interior
repair / painting - high priority

Plumbing
repairs where needed - high priority

Repair /
replace furniture
-
Strip/wax
floor - high priority
-
Water
leaking into basement storage room - find source and
repair
-
New roof -
longer term
-
New security
cameras and recording system at the clubhouse/pool

Message
board on pumphouse for pool communication and signage

Overall
signage at the pool
-
New motion sensor lighting at the clubhouse -- on front
porch, under the back deck, in lower rest-rooms - this
is being completed by a volunteer (electrical engineer)
in The Crossings in the next 2 weeks !!

Pool repairs - repair stair railing, replace sand in
filters, repair/replace plumbing in pump house - should
be completed in October
-
We also
need to paint the new door/frame on the pump house...any
volunteers?
CAB Team (Common Area Beautification Team): The teams task
is to look at all common areas in our subdivision (13 in
all) and look at a long range plan to improve our
subdivisions "curb appeal". You have heard from the team
this week and will see activity this week based on their
work. Here are a few of the tasks on the list some of which
will be completed in the 4th qtr of 2008:

Entrance island clean-up, remove dead bushes/trees,
prune trees that remain - this IS happening this week
!

Island at the intersection of Wilson Ferry and Leonora
(back-side of neighborhood) - kill kudzu, remove dead
trees, debris, general cleaning of island core.

Pine needles
for ALL ISLANDS -
Scheduled to deliver Oct 11th or Oct 18th
- The team has area organizers to help coordinate
this event per common area. We will ask our HOA members
(YOU) to assist in distributing and spreading the pine
straw so please volunteer to control our costs. The
planning and coordinating for this event is underway
now...you will hear more about this very soon.

Island
pruning / maintenance
-
Longer range
planning for island beautification efforts - water,
grass, trees, etc. - when, where, at what cost?
-
We encourage
homeowner's with deteriorating mailboxes to repair or
replace them. WFHOA will provide paint if that's all
you need...just contact David Kinney. If your post, box
or stand needs to be replaced, please call Adcraft Signs
at 864-583-3530...they can take care of that for you at
a reasonable price.

Enforcement
- We are getting lax in abiding by the covenants and
restrictions of our neighborhood. This will be a focal
point for the Board. If you want to view some of these
documents (Section 1-3-4 covenants), you can use links
on the website (wilsonferryhoa.org). Here are our
plans for the 4th qtr:

We will
be contacting lot owners with expectations as to how
their lot should be maintained.....there are several
lots that look rough.

As for
our HOA members living in Wilson Ferry, we will
start by issuing the following request to address
known violations. Please understand, we have no
desire whatsoever for this to be an adversarial
undertaking, a "power play" or "show of force" on
behalf of the Board. We are simply trying to abide
by the rules that do, in fact, have an impact on
home values or the ability of our homeowner's to
sell their homes. This is not an exhaustive list
of violations but it does reflect items that are
currently known to the Board and that need to be
addressed....here goes:

boats or
campers parked in your drive-way
-
RV's
parked on your property
-
Trucks
and/or boats in your back yard
-
"Street-facing" garages with the garage door left
open most of the time (yes that is addressed in the
covenants). The idea is that you were granted a
waiver to have a front-facing garage w/the
expectation that the garage door stays closed most
of the time.
-
Dogs
that run free regularly
-
Trash
cans that are visible from the street
-
Chain
link fencing of any type
Our CAB and ShAB teams are working hard to improve HOA-managed
areas of our neighborhood. The Board must act on behalf of
the HOA to address the member-owned areas of the
neighborhood from an enforcement point of view. If you
have a known issue at your home, please act to address the
issue.
At some point in the 4th quarter, the Board will begin
contacting lot and homeowners with a request to act on the
known issue. Please save us the
trouble by acting now to eliminate the issue.
There are many things happening in Wilson Ferry and, as
always, we ask for your help where needed. Please plan now
to help the CAB team spread pine needles on ALL COMMON AREAS
in our neighborhood for the 2 weeks from October 11-25th.
Volunteer help will go a long way to control the costs of
this and future beautification projects.
