Greetings from your Wilson Ferry Homeowner’s Association Board.
 



Hello fellow Wilson Ferry residents, I thought I would take a moment to update everyone on what is happening in our neighborhood...now and in the near future.


The most obvious thing going on in our neighborhood is the replacement of siding on the clubhouse.  If you have not had a chance to drive by on your way home, I encourage you to do so.  The project is still underway but the new siding looks much better than the defective material that covered our clubhouse before.  It had turned about 4 shades of color depending on how much sunlight hit it.  This defect was noted by the company that installed our new windows in 2008.  The SHAB (SHared Amenities Beautification) team investigated it and after some paperwork and phone calls, we discovered that indeed this siding had been recalled and Alcoa would provide new siding and money toward replacing it.  We decided to install an insulation/vapor barrier on the structure while we had the siding off so our HOA will bear this cost.   Roughly $1500 for new siding and a vapor barrier.


I will caution all those visiting the pool and, primarily, the bathrooms at the pool to exercise caution when walking up to the clubhouse!!!
 While the siding is being removed and reinstalled, there will likely be nails scattered about.  I will ask the contractor to be especially diligent when they leave today to police up the nails as best they can.  However, they won't get all of them so please be careful.

Speaking of that, the pool will close on September 9th...that's next Wednesday.   There will be no more swimming at the pool after Tuesday, 9/8.


Targeted activities for our HOA in the fall and winter:

  • Covenant and Restriction (C&R) Enforcement project - I have talked about this previously and I appreciate everyone who made changes at their house to abide by our C&Rs.  This project is a big undertaking and must be done correctly since we will be targeting individual families that have ongoing issues with the C&Rs.  Therefore, we will not proceed until we have all our ducks in a row and are prepared to follow through on changes.  I expect this will happen between December 2009 and Feb 2010.  However, you can make it much easier if you read the C&Rs that were mailed to you earlier this year and make changes to abide by them.  Here are some obvious violations that remain prevalent in our neighborhood that I kindly ask you to consider changing now even before you are contacted.  It will sure make this distasteful part of my job easier:

1.        Boats, empty trailers, RV's or campers visible from the street
2.        Trash cans visible from the street
3.        Unregistered cars or boats in your driveway or yard
4.        Street facing garages - garage doors should be closed most of the time
I would certainly appreciate each family assessing their own property and makes changes to abide by the C&Rs.  In fact, a conscientious family near me did exactly that earlier this year after I published a similar newsletter article...in fact they talked to me and Christine Bond (Architectural Review committee) and made changes that brought them into compliance.  That's the kind of proactive activity that will make this task much easier and more "neighborly".

  • Pool and clubhouse landscape clean-up - This was #1 on our HOA's list of things to accomplish and it is a monster.  Some of us have talked and brainstormed about what we might do to make changes to this huge property to improve the looks.   At this point, I have nothing definitive to tell you except it is on the radar.  I will ask for anyone who has recommended bobcat, heavy equipment contractors or landscaping professionals that we might contact to begin determining what we can do to make improvements.  Also, if you know of people or companies who would give us a design for planting trees, shrubs, etc., that would be appreciated.   I'll give you an idea of what we are thinking assuming money and labor is available......this is by no means "the plan" yet:

1.        Target area around clubhouse for definitive planning, clearing, replanting - Fall/winter 2009 - This might involve WFHOA labor to install after we pay someone to clear and remove existing, dying plants and weeds.
2.        Section off other areas of the clubhouse/pool property to target for future changes - begin gathering general quotes for clearing hills around tennis courts, pool, etc. and possibly hydro-seeding those hills with some dense growing plants that can choke out weeds, etc..  

  • Tennis court repair - gather quotes to repair and repave at least 1 tennis court at some point in the future.

  • Common area (islands, sign area) maintenance for 2010 - We are now gathering quotes to target a higher level of maintenance and upkeep on our islands including regular weed control, trimming of trees, shrubs and edging.


Bottom line....plan on 1 to 2 strong work days at the clubhouse/pool area this fall or winter to make improvements.   Unfortunately, we don't have the money to hire all this out.   Therefore, I can see us accomplishing this with a combination of hired heavy equipment and good old fashioned "sweat equity".  Also, we have maintenance plans in mind to keep the area from getting "jungle like" again as it is now.    


Lastly, I would like to solicit volunteers to help organize some of these tasks as 1 or 2 people can not do all this.  If one of these projects appeals to you to the point where you would like to organize the effort, PLEASE contact me.  After I hug your neck or shake your hand for volunteering, we can begin to do some good things to lay the groundwork to improve our neighborhood....just like the SHAB and CAB teams did in 2008!!
