A word from THE Homeowners Association


Greetings from your Wilson Ferry Homeowner’s Association Board.

 

Since our June 14th official HOA meeting, we have been hard at work laying a foundation that this Association can build on.  We heard you, Wilson Ferry & Crossings and, as of this note, we are ready to begin a new era in our HOA’s existence.  Our goal is to become a more proactive body that maintains good communication with our association members and has a plan for improving the neighborhood.   How are we going to do this?

Communication w/ constituentsOur NEW website (www.wilsonferryhoa.org) is active and will contain up-to-date information and news about our HOA and our neighborhood.  See the article for more details.  This will be our primary means of communicating with you so please take note.  Take a look at what you will be able to find there now or in the very near future:

Proactive – It’s time to do some serious planning.  Our clubhouse and pool are in need of renovation.  A more detailed preventive maintenance plan is necessary to predict and ensure funding as we discovered this year when we had to replace an HVAC unit for $4900.   In response to this we are generating a 5 year plan which will:

·         List all major equipment under our control and generate an expected cost of replacement along with best case timing of that replacement.

·         Combine this major equipment list with our yearly recurring expenditures to give us an indication of future income demand.  Please note, we fully expect a shortfall in funding in the next 24-36 months as we carry out some of these preventive maintenance/replacement tasks.   That said, we are certain that the need for volunteer help to accomplish some critical tasks will be essential to avoid the need for special income generating (assessments) activity in the near future.

After completing our plan for our major assets, we will launch a project team to assess our many common areas/islands to determine what can be done to beautify those areas.  Our goal here is to come up with a plan to look for economical ways to make our neighborhood more attractive and in turn improving the value of our homes.  Of course, that plan is likely to require funding from a special assessment.

As you see, we are working hard to come up with this 5 year plan, compare it to our expected yearly income and make decisions accordingly.  As for the clubhouse and pool, we are keeping our neighbors in The Crossings involved in this process since they are partners in the funding for our shared amenities issues.   It will require all homeowner’s in both neighborhoods to make this happen. 

We have some tough hills to climb over the next few years as our clubhouse and pool reach an age when repair/replacement of major items (a 2nd HVAC, roof, windows, new pool plaster, siding, etc.) becomes a necessity.  We must plan for that now.  We also heard you, Wilson Ferry…..you want to do something about our islands and common areas.  We must plan for that also as those 11 islands are a tough one to plan for and fund.

As a Board, this “planning function” is the job that we have accepted.  As homeowners of Wilson Ferry and The Crossings, WE have to make it happen through our volunteer efforts and our funding.  We are asking each family that has internet access to utilize the new website and everyone to use the news- letters, contacts, and upcoming association meetings to maintain an up to date perspective on the new activities and issues that will affect every household.  With your continued and increased support I believe the end result of this will be something that we’ll all be proud of.

There are several ways to accomplish our goals. There’s the outsourcing approach that we are currently not funded for. Then there’s self help approach.  The Board and its supporter’s goals are to try to organize the latter of these as much as we can.  It’s not the easier of the two but it’s the choice that best fits our commitment to develop and maintain a more unified and financially sound association.  However, this choice can only be utilized if we have increased support and better interaction with each other.

We have a short-term list of tasks that need our attention.  The 5 year plan will identify other opportunities as well.  

In closing, please keep in mind that this new initiative that we are undertaking is a work in process.  We are learning as we go, so now is an exciting time for you to become more involved. If you feel that you could assist us with any of our goals and tasks please contact me.
